......is there an actual difference between the two? Most of the pics I've seen on the AZL Site, and Z-scale distributors, they appear to be the same. I wanna buy a couple but not sure which one, is there a height difference between the two?

Dimensional figures, no...not a single difference; it's purely cosmetic differences only. Most notable are the differences between the A-end and B-end; Bi-levels [setup for larger vehicles] have x1 platform notch set and Tri-levels [setup for smaller vehicles] have x2 platform notch sets...this is to distinguish freight levels [2 and 3]. There are also some small differences in the stenciling info. printed on the car & rivet panel detail. That's it.
If prototyping, get both and mix; no open-top aggregate ahead of an autorack or shiftable load w/out bulkheads. Typically blocked in consist, and don't get remixed + switched until at plant spotting; loads at head-end...you do not place autoracks at the rear of mixed freight = drawbar/knuckle. And no, FEMA does not use these car's nor do we lease to them. ^_*.

AZL's bi-level and try-level cars are definitely different. See the image of the car end details. The bi-level is on the left, the tai-level is on the right. You have to love these kind of details! Rob

I'm glad this question got asked, as I've wondered myself. I have a question to tag onto this discussion. What is the length (in inches) of one of these cars? -Jason These are an 89-foot nominal car length. That ends up at 4.85" (123.2mm). I don't have one right in front of me to verify.
