When you turn 70, you suddenly ponder how many good years are still ahead. I feel like I don't have the luxury to plan a layout that will be years in the making. I keep telling myself to kiss. I'm thinking a 12' dogbone with large radiis on each end would be achievable in a timely manner. Would at least like a tunnel, a combo of rural & town, era mid 20thc. Locale-- Virginia's Southern Highlands. DCC for sure. One day Z Z HAS to have sound! π

Well, I don't know a lot about that area other than what I just learned from a quick Google maps search. However, it looks kinda like the perfect model railroad subject matter, so you got that working for you. When I searched Virginia Southern Highlands in maps I noticed a couple of lines that hug the New River northwest of Christiansburg. Seems to have all the features you want.
Also just did a plain Google search and came up with a Model Railroader link for the HO Scale Western Virginia & Southern Ry....might be a good source of inspiration. I'm sure there are tons of similar model railroads built. It is featured in the 2017 Great Model Railroads edition. You could definitely do a twice around,winding around the river and thought tunnels and not lose a bit of credibility for this area.
